What is Fixtures and chattels?
Fixtures are items attached to a home that usually stay; chattels are movable items that may or may not be included.
Definition
Fixtures — like built-in cabinets or light fixtures — are generally part of the home and stay with it. Chattels — like appliances or a freestanding shed — are movable and only included if the contract says so.
Clarifying which items are included prevents disputes. The agreement of purchase and sale should list exactly what stays.
